I've been looking at the Cressi Apnea 7mm as it's on a good offer where I live.
I need help with picking the right size though. I think I'm either a 2XL or an 3XL but the shop only has the 2XL.

Height: 194cm

Weight: 108kg

Chest: 111cm

I'm certainly not a slim man, but not a fat one either. Would a XXL fit me?
Afraid of stretching the neoprene too much, thus making it prone to damage and colder.

I have the 5mm in that suit. I'm close to your size (Imperial 6'2", 220lbs, and 44" chest). Mine in XXL/6 and fit is good and no where is the neoprene in danger of stretching too far. It's tight like a spearo suit should be but super comfortable once I wiggle around in my conditioner/water. I think you'll be happy with XXL if you're used to tight wetsuits/rash guards.
